Key points
- Protect people and notify the landlord with precise observations.
In the first few minutes, protect people safely
Close only a clearly identified private water valve that is safely accessible, without forcing it. Do not dismantle fittings or operate an unknown communal valve. If water threatens electrical equipment, keep away and do not touch switches. Contact the emergency services if there is immediate danger. Do not cross an unsafe area to take a photograph for a contractor (Réparation de fuite d’eau à Paris | TFK).
Alert occupants and neighbours who may be affected. If the source appears outside your home, contact the building manager or syndic through the usual channels. A ceiling stain does not prove the source, and a pipe inside the apartment is not necessarily private. Our shared first-steps guide remains the starting point for general coordination, rather than a decision about fault.
Give the landlord useful facts
Call when a quick response is needed, then keep a written record. Explain when you noticed the water, where it is visible, whether it is still flowing, what protective steps you have taken and whether other homes are affected. Include photographs only if safe. Say ‘water under the sink’ rather than ‘an age-related pipe defect’ when the cause has not been established.
Ask practical questions: who will contact the contractor, who will approve the quotation and how should access be arranged? If an agent manages the property, use the contact in your tenancy documents. An initial notification is not permission for every possible job. Keep messages and attempted calls to establish the timeline, while continuing safe protective action rather than waiting to resolve responsibility (Assurance dégâts des eaux | Service Public ; Entretien et réparations locatives à la charge du locataire ou du propriétaire bailleur).
Clarify spending authority before ordering work
If the landlord arranges the visit, ask who will be named as the customer and receive the invoice. If you are asked to call a plumber, obtain written clarification of the authorised scope and approval arrangements. The person opening the door is not necessarily authorised to accept additional expenditure or sign for an expanded repair on someone else’s behalf.
Calling a contractor or notifying an insurer does not guarantee repayment of a bill you commission yourself. If the landlord cannot be reached, continue safe protective measures, record your attempts and contact the appropriate services for the urgency. For disagreement over ordering work or costs, the local ADIL housing advice service can help (Entretien et réparations locatives à la charge du locataire ou du propriétaire bailleur). Our quotation guide helps define the charges before agreement.
Who pays depends on the cause, not a first impression
Routine upkeep and minor repairs are generally the tenant’s responsibility. Repairs required because of age-related deterioration fall to the landlord; other exceptions depend on the cause and circumstances (Entretien courant et réparations locatives à la charge du locataire | Service Public ; Entretien et réparations locatives à la charge du locataire ou du propriétaire bailleur). A familiar example does not settle an individual case: even a component normally maintained by the tenant can require assessment of why it failed rather than a decision based on its name alone.
Ask the contractor to describe observations, the affected component and the work performed. A photograph cannot reliably establish fault, age-related deterioration or a communal source. Separate the repair invoice, any investigation, damage in your home and damage to neighbours. Use the shared first-steps guide for the wider division of roles; this article focuses on the steps you control as the tenant.
Notify the insurer and retain evidence
Tell your insurer promptly and check your policy’s notification period and required documents. Notify the syndic if the co-owned building may be involved. Emergency repair of the leak is not the same as restoring finishes: Service Public advises waiting for the insurer’s agreement before repainting or restoring floors and ceilings (Assurance dégâts des eaux | Service Public). Do not confuse preserving evidence with delaying necessary protective action.
Keep messages, photographs, quotations and invoices. Record who authorised each action and when. Do not assume that your insurer pays for the cause or that the landlord’s policy covers all the damage. If you are choosing a contractor, our insured-plumber guide explains useful evidence without promising automatic compensation or determining which insurer will handle your particular claim.
Arrange access and handle disagreement properly
Agree a time and who will attend. Tenants must allow certain landlord works under the applicable conditions, and the landlord must provide information about their nature and arrangements (Le locataire doit-il accorder un droit de visite du logement à son propriétaire ? | Service Public). However, holding spare keys does not allow a landlord to enter without your permission, even for water damage (Un propriétaire peut-il garder un double des clés du logement de son locataire ? | Service Public). Coordinate access rather than assuming an unattended visit has been authorised.
If disagreement continues, put your request in writing and ask ADIL about the appropriate next steps. Do not unilaterally withhold rent or deduct a repair bill from your next payment. A dispute over costs should not interrupt technical follow-up: report renewed water flow and retain an identified contact after the repair. Keep the payment discussion and the need to prevent further damage distinct.

Plan your leak repair
Renting a home with a visible leak? Tell TFK your neighbourhood, whether water is still flowing and whether the landlord or agent has authorised the visit. A safe photograph can help prepare the discussion; the scope, quotation recipient and approval of work must still be clarified.
Frequently asked questions
Can I approve an extra charge for the landlord?
Check the authority you have been given. Being present does not authorise every expense; obtain confirmation before additional work.
Must the landlord pay for every leak?
No. Upkeep, age-related deterioration, source and circumstances differ; a photograph does not settle the matter .
