Key points
- Record visible signs without dismantling anything or reopening water to test.
What delaying a repair can change
Water can continue to be wasted and gradually reach a cabinet, floor or ceiling. It may also affect a neighbouring home. These are possible consequences, not predictions: a photograph cannot establish future damage or a period during which waiting would be safe. The absence of a large puddle is not enough to dismiss the problem or identify its cause.
French Service Public guidance says to limit damage and repair an identified leak to prevent further deterioration (Assurance dégâts des eaux | Service Public). That does not mean replacing the entire installation whenever a fitting is damp. The aim is to establish the cause and a proportionate response. For immediate actions, use our apartment leak first-steps guide.
An apparent stop can be misleading
An intermittent leak may depend on when an appliance is used. If closing the water supply stops it, that only shows the conditions have changed: it does not prove the fitting or appliance is repaired. Likewise, a ceiling that looks dry does not establish where the moisture originated. Describe observations rather than treating them as a remote diagnosis.
Do not turn the supply back on just to record a video, and do not dismantle a fitting to test a theory. Instead, note when the water appeared, what had been used beforehand and any changes visible from a safe position. This helps prepare the visit without replacing checks on site or requiring you to reproduce the problem.
When waiting is not a sensible plan
Continuing flow, water spreading to another room, a visibly deforming ceiling or threatened electrical equipment calls for a response suited to the danger. Keep away from wet electrical equipment and do not touch switches. Contact the emergency services if there is immediate danger. Taking a photograph is never more important than staying safe (Réparation de fuite d’eau à Paris | TFK).
Close only an identified private water valve that can be reached safely, without forcing it. Do not operate an unknown or communal valve. Alert people at risk, then the landlord or building manager and your insurer where damage is involved. Taking protective action should not wait for a final agreement on who will ultimately bear the cost (Assurance dégâts des eaux | Service Public).
Stopping the leak is not redecorating the ceiling
Making the situation safe, repairing the cause, locating a hidden source and restoring damaged finishes are different decisions. A ceiling stain does not show that the responsible pipe is in your apartment. In a co-owned building, the visible position alone does not establish whether an installation is private or communal; the relevant arrangements need checking.
Service Public distinguishes emergency leak repair from restoration: urgent repair does not prevent compensation, whereas restoration should wait for the insurer’s agreement (Assurance dégâts des eaux | Service Public). Keep safely obtained photographs and receipts. Before booking, ask what will be investigated or repaired and on what terms. Our repair-scope guide helps you ask the right questions.
Insurance does not replace the repair decision
Water-damage cover does not necessarily pay to repair the appliance that caused the damage. Investigation, repair of the cause and resulting losses may be treated differently under the policy. Neither assume everything will be paid nor assume that waiting automatically means rejection. Notify the insurer promptly, explain what happened and check the applicable conditions (Assurance dégâts des eaux | Service Public).
If you rent, informing the landlord and clarifying authority to approve expenditure avoids confusing an urgent need with agreement on the bill. See our tenant-specific guide. When choosing a contractor, ask for relevant evidence too: professional liability and French decennial cover are different, and neither is a universal reimbursement promise.
Send useful observations, not a guessed diagnosis
Provide your neighbourhood, the visible location, whether flow is continuous or intermittent and any protective action already taken. A wider view can be more useful than a close-up alone. Mention affected neighbours, agreed access arrangements and who can approve the quotation. Do not share public access codes or unnecessary identity documents when describing the situation.
TFK’s service page describes private leak repair with a written quotation before agreement; specialist investigation using a camera or detector is excluded from that scope (Water leak repair in Paris | TFK). Establishing the right assignment first avoids assuming that a hidden source has already been found. After the repair, ask what was checked and which signs should prompt you to contact the contractor again.

Plan your leak repair
Need a visible leak repaired? Tell TFK your neighbourhood and whether water is still flowing. If safe, include a general photograph and say who can authorise the work. The scope and written quotation are confirmed before you agree.
Frequently asked questions
Can a leak wait if it has stopped?
Stopping alone proves little. Explain what changed and arrange an appropriate assessment; there is no universal risk-free waiting period.
Will insurance pay for the repair?
Not necessarily. Check the cause, investigation and resulting damage separately against your policy .
