Key points
- Containing an incident, identifying its cause and providing a lasting repair are different assignments: ask which one is being proposed.
- A quote must precede the work; travel and fault investigation may be chargeable even without a repair, under the conditions disclosed and agreed.
- Repairing the source does not automatically include drying, damaged cabinets, walls or compensation for them.
Your situation: useful guide and relevant service
These pointers help frame your request; they are not a remote diagnosis or an automatic recommendation to replace parts. Call 112 in an immediate emergency.
- Visible water under the sink → Prepare for the under-sink visit → Leak repair.
- Drain blocked again → Questions before another unblocking → Drain unblocking.
First decide whether a work decision can wait
If someone is in immediate danger, call 112. Do not touch wet sockets or appliances, enter an area where water could reach electrical equipment, or search for a connection behind an appliance. Do not force any valve. Discussing a quote must not expose you to danger.
This guide does not replace the first steps for an apartment water leak or the advice for a blocked toilet with rising water. Once people are safe, describe the current situation: water still escaping, flow stopped, or a drain that cannot be used. Do not recreate the fault to film it.
Separate four scopes in the proposal
1. Immediate containment: which action is only intended to prevent deterioration? 2. Diagnosis: which observations or investigations will identify the cause, and which areas will remain inaccessible? 3. Source repair: which component, connection or pipe section will be treated? 4. Damage restoration: are drying, cabinets, floor coverings or painting excluded or priced separately?
Ask: “What will be usable after this stage? Is it temporary? What will still need doing?” Painting a stained wall does not fix a leak. Conversely, stopping the leak does not automatically restore the wall. Check your insurance policy and instructions before restoration; do not assume investigation, repair and resulting damage all have the same cover.
Prepare useful information without opening the installation
For water in a kitchen cabinet, the guide to preparing an under-sink leak visit helps separate observation from assumption. For a recently cleared drain, use the questions to ask when a blockage returns: the previous job report is more useful than an immediate request for a more powerful method.
If you are unsure about the network or whom to contact, read a leak before or after the water meter. If several flats appear affected, the blocked shared drain guide helps organise contact with the building manager. These clues guide the request; they do not prove the origin or who must pay.
Approve a stage, not an open-ended job
Before a visit, ask for rates and conditions: travel, diagnosis, surcharges, any charge for preparing a quote, and fees if you decline the repair or it cannot be completed. Then specify a written assignment: “Investigate [symptom]; no opening of walls or additional parts without a supplementary quote and my approval.” An initial telephone price is not a definitive diagnosis.
Before work starts, review the itemised quote and its total including tax. The emergency plumber quote guide explains this check. If a discovery changes the method, parts or amount, request a pause and approve the supplementary proposal before work continues. Authorising an investigation is not blanket permission to replace equipment.
When to pause and what to keep afterwards
Pause an extension if a cause is asserted without explainable evidence, the price remains open-ended, the signatory lacks authority, or a shared pipe is suspected without coordination. Ask what containment can remain in place while this is clarified. Declining an extension does not automatically cancel charges already agreed.
Before the professional leaves, request the observations, whether the cause is established or still suspected, the work actually done, the check performed, restrictions on use and recommended next steps. Keep quotes, approvals, invoices and photographs taken safely. If damage remains, ask your insurer for instructions; restoration must be distinguished from urgent measures to limit the incident.

Frequently asked questions
Can I ask for diagnosis only?
Yes. Propose a limited assignment and confirm its contents, limits and price. More intrusive investigation or repair needs an agreed scope and price before it is undertaken.
Must the plumber restore my damaged cabinet?
Not automatically. Separate repair of the source from restoration of damage. Check the quote, the skills needed and your insurer’s instructions before ordering that second assignment.
Is a photograph enough to establish the final price?
It helps prepare the visit but cannot establish a concealed cause, the condition of a connection or actual accessibility. Ask which assumptions remain to be checked and which conditions apply to on-site diagnosis.
Does an emergency allow replacement of the whole network without further agreement?
No. Ask for the strictly necessary measure and the agreed scope to be specified. Wider replacement must be explained and priced before approval; an emergency-related exception is not blanket authorisation.
