Key points

  • Electrical danger, an unsafe ceiling or someone in distress: move away and call 112 if emergency assistance is needed.
  • Stop using the affected equipment; do not flush again or pour drain cleaner into an already blocked waste pipe.
  • Notify the host and clarify the scope and payer. Urgently fixing a leak and restoring damaged finishes are different decisions.

Protect people before trying to find the source

Stay away from water touching sockets, appliances or electrical equipment. Do not touch a consumer unit or switch from a wet area. Do not stand beneath a bulging or unsafe ceiling. Electric shock, a risk of collapse, dangerous flooding or a person in distress warrants calling the emergency services on 112. Do not wait for your host’s permission to move people to safety or call for help.

Without putting yourself at risk, stop using the equipment. If the appliance’s or apartment’s shut-off valve is clearly identified, accessible from a dry area and can be operated without force, close it. Otherwise, do not improvise: ask the host or a professional for instructions. Do not interfere with shared building valves. Move belongings only where safe and keep children and pets away from contaminated water. French public guidance on water damage emphasises preventing further damage and making the property safe; it does not justify dangerous handling of equipment.

Distinguish a leak, a blocked waste pipe and a shared-system problem

  • Visible leak: describe where you see water and whether it flows continuously, only when an appliance is used, or has stopped after a valve was closed. Do not dismantle fittings to prove the cause.
  • Blocked toilet: stop flushing and report the water level and any overflow. Do not add water or chemicals, or force objects into the toilet.
  • Wastewater backing up or several fixtures affected: stop using the affected drains and say whether water rises even when you are not using anything. The source may be elsewhere or in a shared system; a guest cannot establish that remotely.
  • Water from the ceiling or shared areas: describe where it appears, not an assumed cause, and notify your host so neighbours or building management can be contacted.

For precautions specific to each situation, see the guides to an apartment water leak (in French) and a blocked toilet with rising water (in French). They do not replace a professional assessment or authorisation.

Who to notify, and what to tell them

Alert the host through the booking’s messages and designated telephone number, then the named representative or property manager. If another apartment or shared areas seem affected, arrange prompt notification of the neighbour, caretaker or building manager; do not try to enter someone else’s home. Emergency services take priority when there is danger. Notifying the building’s managing agent does not give a guest authority to order work on shared equipment.

Message to adapt: “At [time], we noticed [water at this location / unusable toilet / wastewater backing up]. [Water still flowing or stopped; fixtures affected; risk to neighbours]. We have stopped using the equipment and [closed an identified valve / not touched any valve]. [Any danger]. I am sending closely framed photos privately. Please confirm which professional to contact, who can authorise the work and how payment will be handled.”

Give a verified professional the address and floor, your phone number, access constraints and details of any chemical product already added by anyone. Do not hide that information: it affects their safety. Never publish entry codes, document photographs or occupants’ personal belongings.

If the host does not reply or the property becomes unusable

Continue simple, safe measures to prevent further damage without remaining in a dangerous area. Contact the designated representative and, for an Airbnb booking, seek help from the reservation. Send the facts, contact attempts and practical consequences: the only toilet unusable, water turned off, an inaccessible room or an inability to remain safely. Airbnb asks guests to document problems and report them within 72 hours of discovery. Act now; that deadline is not a waiting period.

Ask what arrangements are proposed for your stay and what to do if a repair cannot be organised. Assistance, possible alternative accommodation and refunds depend on assessment of the problem and applicable terms, with rebooking subject to availability. Do not treat a plumbing invoice or a hotel you book independently as automatically covered. AirCover for guests is not an insurance policy.

An absent host does not give you unlimited authority. Do not order demolition, complete replacement or work on shared systems by default. For an uncontrolled active leak, seek immediate advice from an emergency professional, building management or the emergency services according to severity, explaining that you are a guest. Administrative caution must never leave someone in danger.

Set a limited scope and separate damage restoration

Ask the authorised person to confirm a specific scope: assessment and locating the source, stopping an identified leak or unblocking a particular fixture. Record the limits: no demolition, additional replacement or shared-system work without the appropriate decision. If the situation discovered requires a different operation, the professional should explain the change and obtain confirmation of the revised scope and quote. Permission to attend is not permission for every type of work.

French public guidance on water-damage insurance distinguishes urgent repair of the leak, needed to prevent damage worsening, from restoration work such as floors, paint and ceilings. Restoration needs coordination with the relevant insurer so damage can be assessed. This does not guarantee that repairing the source is covered or mean the guest’s own insurer is the one that must handle the incident.

If work requires entering another apartment or an area where access rights are unconfirmed, put that entry on hold and contact the authorised representative. An unanswered message does not permit forced entry; immediate danger should be handled with the emergency services.

Agree the quote and payment, and keep evidence without assigning blame

Request a prior quote identifying the business, customer, address, assessment or work, travel, labour, materials or parts, possible surcharges and total including tax. Plumbing and drain unblocking are among repair activities covered by French public guidance on quotes. Clarify who orders and accepts the work, who receives the invoice and who pays on site; record any agreement to cover costs. If you sign in your own name, do not assume the host, Airbnb or an insurer will pay instead.

A blocked toilet does not prove guest misuse; a leak does not by itself prove fault by the host. Ask for the technical findings and distinguish an observed cause from a hypothesis or disputed liability. Cost allocation depends on the facts, contract and applicable rules. Do not automatically apply rules for a French main-residence tenancy to a holiday stay.

Where safe, take dated photos or preserve their timestamps, noting the time, affected areas and measures taken. Keep quotes, invoices, messages and the professional’s findings. The host and relevant insured parties need to check their policies and reporting requirements; your own insurance does not necessarily cover this property or incident. Preserve useful evidence without keeping contaminated or dangerous objects with you.

Confirm what can be used again and hand over the next steps

Ask the professional or host which fixtures can be used, whether the water can be turned back on and whether an area must remain out of bounds. Do not flush or run an appliance to test equipment declared out of service. Temporarily stopping a leak is not the same as a full repair; a local unblocking does not establish that a shared drain is in good condition.

Before leaving, send the host a handover: current condition, restrictions on use, visible damage and appointments still needed. If the property remains unsuitable for your stay, request a clear arrangement rather than relying on a vague verbal promise of compensation. The Paris Airbnb emergency guide summarises contacts. The articles on restoring service between stays and the property manager’s emergency procedure explain the management handover. TFK is independent of Airbnb and does not promise platform reimbursement.

Frequently asked questions

The only toilet is blocked but not overflowing. Should I report it immediately?

Yes. Stop using it and explain that no other toilet is available. That significantly affects the stay even without visible damage. Your host needs the opportunity to organise a response; contact support if the problem remains unresolved.

Do I need to wait for the host before turning off the water?

Not for a simple damage-limitation measure when the appliance’s or apartment’s valve is clearly identified and safely accessible from a dry area. Do not force an unfamiliar valve or interfere with shared systems. If there is electrical danger or unsafe access, move away and seek appropriate help.

Does a ceiling leak authorise opening the apartment above?

No. Contact the host, neighbour or building manager so access can be organised by an authorised person. Do not force an entry where the right of access is unconfirmed. If people are in immediate danger, call the emergency services.

If I pay the plumber, will insurance or Airbnb reimburse me?

Not automatically. The insurance contract, nature of the work, facts and booking terms must be considered. Clarify who is ordering and any reimbursement commitment before signing. Keep evidence and distinguish urgent damage limitation from financial coverage.

Can I arrange to have the ceiling repainted once the leak has stopped?

That is a separate decision from stopping the leak. Restoration is for the host or authorised person to arrange and needs coordination with the relevant insurer so damage can be assessed. Do not independently add decorating work to an emergency repair order.
