Key points
- Immediate danger: move to safety and call the emergency services. An access problem with no danger should first be raised with the host or property manager.
- Notify the host, keep a record in the booking messages and contact the booking platform if the problem remains unresolved. Platform assistance does not itself authorise repair work.
- Before a call-out, establish who is placing the order, the scope, the quote and billing arrangements. Neither payment by the owner nor reimbursement is automatic.
First: is anyone in danger, or is this a property problem?
If someone is in danger, do not keep searching for a tradesperson. Fire, smoke, someone trapped and in distress, an electrical hazard involving water or dangerous flooding: move away and contact the emergency services, including 112 or the French fire and rescue service on 18. Give the address and describe what is happening, then follow their instructions. A door that has simply slammed shut, with nobody in danger, is not in itself a reason to call the emergency services.
If there is no immediate danger, stop actions that could make things worse, contact the host or property manager and gather the useful details. If the accommodation can no longer be used, also ask the host and platform about the options for the rest of your stay: a tradesperson cannot decide on alternative accommodation or a refund.
You are a guest: choose the guide that fits your situation
Start with what you can observe, without assuming the cause or who is responsible. These three guides cover contacting the host and making decisions at the property.
- Locked out and the host is not responding: check the arrival instructions, look for a backup contact and escalate the problem without placing an uninformed order.
- Keys lost during your stay: report the loss, arrange access and distinguish opening the door from securing the property.
- A leak or blocked toilet: who to notify: stop uses that worsen the problem and coordinate with the host, plumber or building contact.
You do not need to take equipment apart to explain what you can see. A safely taken photo and a short timeline are enough to start the conversation.
You are a host, owner or property manager: organise the decision
When coordinating remotely, nominate one reachable contact and avoid duplicate call-outs. Choose the guide for the stage you are managing. In France, a short-stay rental management service is often called a conciergerie.
- A guest is locked out on arrival: arrange help remotely: organise access, confirm authority to act and coordinate with the person at the property.
- A leak or blocked drain between guest stays: coordinate diagnosis, checks and return to use before the next arrival.
- Prepare a locksmith and plumbing emergency procedure for several properties: define contacts, approval limits and the handover record.
Being the owner, manager or arrival contact does not by itself settle who will pay. Check each person's authority and the terms of the management agreement before committing someone else to an expense.
Platform, host, tradesperson, emergency services and building manager: five different roles
- The host or nominated property manager knows the access arrangements, available spare keys and local contacts. They coordinate a solution within the limits of their authority.
- The booking platform receives the report and handles stay-related issues under its rules. Contact Airbnb support through your reservation; it replaces neither emergency services nor permission from the person authorised to commission work.
- The locksmith or plumber assesses the technical issue and proposes a scope and quote. They check access arrangements and the necessary permission; they do not decide a dispute between guest and host.
- The emergency services respond to threats to people's safety within their remit, not routine convenience repairs or door opening.
- The syndic, caretaker or building emergency contact may need to be notified if shared areas, a shared pipe stack or several flats are affected. The syndic manages the jointly owned building; a gardien is the building caretaker. A caretaker may pass on information without having authority to approve or pay for work.
If the source of a leak or blockage is unknown, report the facts without declaring that the building manager or occupant must be responsible. Do not operate shared building installations.
The first messages: one main contact, a record and a backup route
- Contact the host or property manager using the emergency contact method in the instructions, then summarise in the booking messages: time, address, symptoms and any apparent risk.
- Ask for a practical next step: is there a spare key or backup contact? Who will place the order? Who will remain available during diagnosis? For a water problem, who can notify the building manager if needed?
- If there is no reply or no solution, use the platform's help option within your reservation. There is no universal waiting period here: a lockout without danger and a worsening leak require different responses.
- If a tradesperson is being considered, share only the necessary details and ask for the terms before confirming a call-out. Do not describe an order you place yourself as already approved by the host.
The Airbnb help article checked for this guide says a problem must be reported to the host or Airbnb within 72 hours. That reporting window is not an instruction to wait: notify them as soon as you discover the problem and check the rules for your reservation. For a different platform or a direct booking, use its own contacts and terms.
Doors and keys: where to stop
Do not force the key, drill the cylinder or improvise an opening with tools. Do not climb or try to enter through a window. If a simple attempt consistent with the arrival instructions meets resistance, stop and describe the problem. A closed door does not automatically require a replacement lock.
Have your booking confirmation and the responsible person's contact details ready. These help explain the situation but do not guarantee that a locksmith will agree to open the door: the professional may request additional evidence or confirmation from the person with authority over access. Do not share identity documents or access codes in a public channel.
This guide organises contacts rather than teaching entry techniques. The actions and limits specific to a slammed door or broken key are covered in the existing TFK technical guide library.
Leaks and blocked toilets: prevent escalation without taking anything apart
If the toilet water level rises, do not flush again and stop using it. For a leak, close only a clearly identified local valve that you can reach safely, without forcing it. If you do not know which valve to use, ask the person responsible for the property rather than experimenting.
Water near a socket, electrical appliance or consumer unit: do not cross a wet area to intervene and do not touch the electrical installation. Move away and seek help appropriate to the severity of the risk. Do not pour in chemical drain cleaner, mix products or dismantle pipework. Tell the tradesperson about any product already used.
Backflow through several fixtures, water in a service shaft or an affected neighbour are reasons to alert the property manager and building contact. They are clues, not a diagnosis of a shared drain problem. Leak-tracing and drain-clearing techniques are not repeated here.
Before ordering: separate access, permission for work and payment
Someone may be able to let a tradesperson in without being authorised to approve work; another person may approve diagnosis without approving a replacement. Record who is placing the order, on whose behalf and how far permission extends. A guest is not automatically authorised to commit the owner, and platform approval must not be assumed.
- Ask for the call-out and diagnostic charges, proposed work, any parts, surcharges and the total including tax, or the conditions for calculating it.
- Request a written quote before accepting work. An initial diagnosis must not silently become permission to replace or break something.
- Name the person to contact if the scope or price changes; obtain additional approval before proceeding with the affected work.
- Confirm billing details and who will settle the invoice, without confusing that payment with any later allocation of costs.
Final responsibility depends on the facts, contracts and applicable rules. An invoice, a host's message or a request through the platform guarantees neither Airbnb cover, reimbursement by the host nor an insurance payout. Keep the evidence without promising an outcome.
After the call-out: hand over the record and confirm what can be used
Keep the timeline, messages, accepted quote, any additional approvals, invoice and the tradesperson's observations. Add only relevant photos taken safely, avoiding occupants' personal belongings. Do not circulate access codes, copies of identity documents or property security details.
For a property manager, the end of a visit is not the same as readiness for the next booking. Ask about any restrictions, the checks performed and work still needed. Tell the guest which facilities can be used and what happens next, without claiming that an unidentified cause has been resolved. For a stay-related request, send the record to the host and platform under their procedures; the tradesperson does not decide compensation.
What TFK can help clarify, and what this guide does not promise
You can contact TFK to discuss a locksmith or plumbing problem in Paris and establish the terms of a possible visit. Explain your role, the observed problem, the authorised decision-maker and who is at the property. Access, scope, availability and the quote need confirmation: this guide promises neither an arrival time nor a remote solution.

Frequently asked questions
Who should I call first for a problem in an Airbnb in Paris?
If there is immediate danger, call the emergency services, including 112 or 18 as appropriate. Otherwise, first notify the host or property manager named in your instructions, keep a record in the reservation and ask the platform for help if the problem remains unresolved. A tradesperson's visit requires access and permission arrangements to be clarified.
Can I order a locksmith if the host is not responding?
A lack of response does not automatically authorise you to commit the host to costs or alter their lock. Record your contact attempts, look for the designated backup and contact booking support. If you are considering an order in your own name, explain the situation to the professional and clarify access permission, the quote and payment; do not assume reimbursement.
Should I wait for platform approval if there is a leak or blocked toilet?
Do not wait for the platform before moving to safety, stopping use of an overflowing fixture or notifying the person responsible for the property. Close only a clearly identified local valve that can be reached safely. Call emergency services if there is danger. These steps are not general permission to dismantle equipment or commission work.
Who must pay: the guest, host, owner or platform?
The type of incident alone does not establish an automatic payer. Before ordering, identify who contracts for the service, who approves it and who settles the invoice, then keep the agreements. Final allocation of costs depends on the case and applicable rules; the platform or insurer will not necessarily reimburse the visit.
When should the building manager be contacted?
Notify the host or property manager and the building contact if shared areas, several flats or a shared pipe stack appear affected. These clues do not establish the source or responsibility. Do not operate shared installations or assume that a caretaker has authority to order or pay for work.
Is a booking confirmation enough to have a door opened?
It can help support your legitimate presence but does not guarantee entry. The professional assesses the evidence and may request identification, host confirmation or other information before proceeding. Share the necessary documents privately, not in a public space.
Is TFK Airbnb's emergency repair service?
No. TFK is an independent provider and claims no affiliation or partnership with Airbnb. The platform's support team remains the contact for handling the reservation and any measures it may offer in relation to the stay.
Does an invoice guarantee a refund or alternative accommodation?
No. The invoice and supporting evidence document a request; they do not guarantee acceptance. Stay-related measures are handled by the host, platform or insurer according to the relevant conditions and case. Check the current rules and report the incident promptly.
