Key points

  • Describe when you noticed the water without running the sink again to reproduce the leak.
  • Photograph only what is visible and accessible without touching connections or appliances.
  • Separate investigation, leak repair and cabinet restoration; a photograph does not establish a definitive quote.

Describe the sequence rather than naming a faulty part

Record what you noticed before stopping use: water appearing while washing up, after the dishwasher drained, or discovered when nobody was using the sink. Say whether this has happened before and whether recent work involved the sink or an appliance. “Water under the cabinet since this morning” is an observation; “the trap is broken” is an assumption.

Do not rerun an appliance cycle, fill the basin or turn the water back on to confirm a connection. If the leak remains active or threatens other rooms or flats, consult the first steps for a water leak. Call 112 if there is immediate danger; preparing information must not delay getting people to safety.

Show the overall layout and wet area without intervening

If you can do so from a dry, safe position, take one overall photograph of the open cabinet and one of the area where water is visible. Describe its location in words: cabinet base, side panel, visible pipe or appliance hose connection. A drop at the lowest point may come from elsewhere; its location does not establish the cause.

Do not unscrew the trap, tighten a pressurised connection, move an appliance, or open a wall or fixed cover. Do not touch a wet socket or appliance. If access requires approaching damp electrical components or moving an unstable load, stop taking photographs and report that limitation instead. Do not force a valve to obtain information.

Explain what will actually be accessible

State whether there is a single or double sink, a neighbouring appliance, a narrow cabinet, concealed pipes or a visible socket, without investigating hidden areas. Remove only light, dry objects if it is safe to do so; do not treat dismantling the cabinet as a required preparation for the visit. Give building access details, the floor and the person who will meet the plumber.

If you are a tenant or an on-site contact, say who can authorise repair and who must approve opening a cabinet or making a wider modification. Being present does not automatically authorise you to replace everything. Do not promise landlord or insurer reimbursement; their agreement and the policy must be checked.

Request investigation followed by a defined repair

Write: “I would like the source of the water visible under the sink identified. Please specify travel and diagnosis charges, what is payable without a repair and any access limitations. No cabinet dismantling or additional replacement without an accepted written proposal.” A part looking worn in a photograph is not, by itself, grounds to replace the whole assembly.

On site, ask: “Which observation identifies the source? Which component or connection is involved? What check will follow the repair?” The plumber quote guide helps check chargeable items. If the assignment changes, approve the supplementary proposal before it is carried out. For consumers in France, advance quotes apply to home repairs; do not assume preparing the quote is free.

Do not confuse stopping the leak with restoring the cabinet

Before departure, ask what was repaired, whether the cause was confirmed, which check was performed and which restrictions remain. A swollen cabinet or damp smell may need a separate assessment; simply restoring water flow is not proof that all damage has been restored.

Keep photographs, the quote and invoice. Ask your insurer for instructions before restoration work: cover and evidence requirements depend on the policy. If new water appears, stop the affected uses and contact the professional with the facts, without tightening connections yourself. The guide to plumbing repair scope helps organise remaining stages without ordering them all as one package.

Frequently asked questions

Should I unscrew the trap to help the plumber?

No. A description and accessible views are enough to prepare the visit. Dismantling can worsen the escape of water, obscure the original condition or expose you to residues; simply report access limitations.

Water appears only after the dishwasher runs: must the appliance be faulty?

No. Timing is useful but does not establish whether the appliance, its connection or the drain is involved. Do not run another cycle to test; pass on what you have already observed.

Can I get a definitive quote from a photograph?

The photograph may guide an initial proposal, but it cannot establish a hidden cause. Ask about qualifications to the proposal, the diagnosis charge and the approval required before any repair not already defined.

What should I ask if the cabinet remains damp after repair?

Ask what was checked and which use restrictions apply. Document the damp without handling the installation, then check drying and restoration instructions with your insurer. Leak repair does not automatically include those services.
